Home construction in the Killeen metro area stayed fairly steady in July, with only small shifts compared to June. The number of single-family permits was a little lower than the same time last year, but overall building activity remains consistent. At the same time, duplex permits are on the rise, showing that builders and buyers are paying more attention to this part of the market. Learn more about July’s housing permit numbers and how each county in the metro area contributed to the overall trend.
Average Home Values and Housing Permit Activity
The Killeen area recorded 231 single-family permits in July, nearly the same as June’s 233. However, compared to July 2024, activity was down about 9%. From January through July, there have been 1,588 permits, slightly fewer than the 1,636 filed during the same period last year. In July, the average permit value was $252,600. That’s less than it was in June and also less than it was in July of last year. Even with this decrease, the Killeen metro area remains more affordable than the statewide average of $289,200, which stayed flat in July. On the other hand, duplex construction picked up pace, with 40 two-unit permits filed in July, an increase from 24 in June and more than double the 18 issued last year.
Local Housing Market Trend Highlights
Bell County had the most activity in July with 186 single-family permits. That was a little lower than June’s total and 45 less than the number recorded in July of last year. However, duplex construction rose sharply, with 34 permits in July compared to 16 in June. Coryell County also saw strong growth, with 44 single-family permits, the highest since February and twice as many as last year. The average value there stayed around $115,200, while duplex permits decreased slightly to six. Lampasas County remained slow, reporting only one single-family permit worth $298,800 and no duplex permits in July.
Conclusion
The latest housing permit numbers show a stable housing market in the Killeen area, with single-family activity only slightly below last year’s pace. What stands out is the growth in duplex construction, which may signal shifting demand in the region. With Bell County still leading overall and Coryell County gaining strength, the rest of the year will reveal whether these trends continue to shape local development.
