What Killeen’s May 2025 Building Permits Tell Us About the Market

Your Home Sold Guaranteed Realty - The Salas Team

The latest building permit data for the Killeen area provides a quick view of where the local real estate market might be headed. There were slightly fewer building permits issued in May 2025 compared to April, but when compared to last year and reviewed across counties, the market still appears steady with only minor changes. Here’s what the May 2025 data shows about new home construction across the region.

In May, 250 new single-family home permits were approved across the Killeen metro area. That is a small decrease from 265 in April, but still up from 221 this time last year. The average value of these homes was $265,000, nearly unchanged year-over-year and slightly higher than April.

Bell County continues to dominate new construction, issuing 232 of those permits with an average value of $274,700. Coryell County had 17 permits averaging $129,900, and Lampasas County had just one, valued at $298,800. So far in 2025, the region has seen 1,144 single-family permits issued from January to May—just 1% fewer than the same period last year, indicating a stable new home supply overall.

Multi-family building activity slowed in May as local authorities approved only 22 two-unit permits, down from 46 in May 2024. The average unit value reached $110,100. It is lower than the previous year but slightly higher than in April.

Bell County issued 12 two-unit building permits in May, while Coryell County followed closely with 10. In addition to the two-unit permits, Coryell County approved all three permits for buildings with three or more units, making it the only county in the region to authorize larger multi-family developments that month.

Conclusion

Even with slight decreases in a few areas, the building permit data shows that home construction in the Killeen area remains strong. Bell County continues to lead in new development, and overall building permit activity suggests that supply is keeping up with demand. For anyone planning to build, buy, or sell, the numbers point to a steady and reliable housing market in the months ahead.
