Residential construction in the Killeen metro area saw an increase in April, with more permits issued for new single-family and multifamily homes. While the month showed promising growth, the overall pace for the year suggests totals may still land slightly behind last year. Here’s a look at the recent numbers and what they could mean moving forward.

Single-Family Residential Permit

There were 265 new single-family residential permits issued in April, based on reports from the Texas Real Estate Research Center and the US Census Bureau. This is higher than both March of this year, which had 229 permits, and April of last year, which had 231. Most of the permits in April came from Bell County, which accounted for 236. The average value of those homes was about $277,000. Coryell County issued 27 permits, more than double the previous month, with homes averaging around $105,000. Lampasas County had just two permits, with higher average values close to $299,000.

Even with the recent increase, this year’s total is still slightly behind last year’s. From January to April, builders issued 894 single-family permits in Killeen. That’s a bit fewer than the 910 permits issued during the same time in 2024. If the current pace continues, the area could finish the year with around 2,905 permits. That would be a small drop from last year’s total of 2,964.

Multifamily Residential Permit

Multifamily permits were lower in April, with only 27 permits issued. This is a noticeable drop from March, which had an unusually high number of 214, and also lower than April of last year, which had 58. Most of the April permits were for duplexes, while the rest were for three or four unit buildings. The average value per unit for duplexes was around $100,600, while units in three or four-unit buildings averaged slightly less.

Bell County and Coryell County each contributed to the duplex permits, while all three of the larger unit permits came from Bell County. Lampasas County did not have any new multifamily permits in April. Despite the slower month, the overall outlook for multifamily housing remains positive. From January through April, there have been 299 new permits issued, up from 263 during the same time last year. If this trend continues, the area could see around 777 multifamily permits by the end of the year, which would be about a 14 percent increase from 2024.
