The Killeen Planning and Zoning Commission recently recommended amending the city’s future land use map for a 45-acre property at 801 N. Roy Reynolds Drive. If approved, the land would be redesignated from industrial to residential, creating an opportunity for future residential development in an area already surrounded by a mix of single-family and two-family homes.
Although the recommendation does not authorize construction, it establishes a long-term vision for how the property could be used. Aligning the future land use designation with the surrounding neighborhood helps position the site for housing as Killeen plans for continued growth.
Preparing the Site for Development
Before any residential development can move forward, the property’s history and environmental conditions will require careful evaluation. The site has historically operated as a car salvage yard, and planning documents note that an independent environmental site assessment is warranted because former salvage yards can present environmental challenges.
The property also includes areas influenced by Nolan Creek, along with a ravine habitat and freshwater wetland. These natural features will need to be considered during future planning to ensure development is compatible with environmental requirements. According to the city’s presentation, more than 100 nearby property owners were notified of the proposed amendment. However, no responses were received during the notification period.
