The number of homes sold dropped from 630 to 608, according to data from the Texas Real Estate Research Center, a 3.5% decrease that marks a slowdown in activity as summer settled in. At the same time, the median home price fell from $275,000 in May to $272,500 in June. These numbers suggest a market that’s starting to cool off after a busy spring.

However, the bigger picture shows continued growth. This June, more homes were sold compared to the same time last year, rising from 549 sales in June 2024 to 608 this year. Even though more homes were sold, prices were actually a bit lower. Last year, the median price was around $280,000, while this year it was slightly less. That means more buyers are active, but home prices are staying steady, or even becoming a little more affordable in some areas.

How Local Cities Compare

June also marked the second month in a row where Temple outperformed Killeen in the number of homes sold. Temple recorded 138 sales, while Killeen followed with 126. This is a notable shift, as Killeen usually leads the region in real estate activity. Temple’s median home price came in at $273,400, very close to the area average, while Killeen stood out as one of the more affordable markets with a median price of just $216,000.

Other nearby cities reflected a wide range of market conditions. Copperas Cove had the lowest median price at $205,000 and matched Harker Heights in number of homes sold, with 43 properties each. But while those two cities saw the same number of sales, their price points were far apart. Harker Heights had the highest median price in the region at $322,000. Belton’s median price was right on the area average at $275,000, with 28 homes sold in June. Nolanville, though smaller in sales volume with just 20 homes sold, reported a high median price of $309,600.
