Instead of relying on city funds, the project will use district-issued bonds, which homeowners in the MUD will repay through district taxes. The total cost to establish the MUD is estimated at $77.1 million, with most of the funds going toward roads and utilities. The plan also reserves nearly $1 million for parks and amenities like walking trails, playgrounds, and pools.
What Buyers Can Expect
The new neighborhood will offer a mix of 50, 60, and 70-foot lots, giving buyers several layout options. Residents will receive reliable water service from the city. They will also have full access to standard municipal services such as police and fire protection. However, they should plan for both city property taxes and MUD-specific taxes. Construction is set to begin in summer 2026, once the developer secures final approval from the Texas Commission on Environmental Quality.
