
As we move past the first quarter of 2025, it’s a good time to step back and analyze how the Central Texas real estate market is performing. We’ll break down the Q1 data, focusing on trends across different counties and cities in the region. Whether you’re a homeowner, buyer, or just keeping an eye on the market, this will give you a clear picture of how various areas in Central Texas are shaping up.
County-Level Market Trends
Comparing the first quarter of 2025 to the same period in 2024, both Bell and Coryell County in Central Texas saw a decline in residential sales. Bell County dropped nearly 3%, while Coryell County saw a larger decrease of over 5%.
In Bell County, three-bedroom homes took a significant hit with sales down by more than 7%. Interestingly, four-bedroom homes in Bell County went the opposite direction and actually rose by over 5%, showing stronger buyer demand in that category. This suggests that buyers in Bell County are leaning toward larger homes and possibly skipping smaller properties.
In Coryell County, the trend was reversed. Three-bedroom homes actually increased in sales by around 2.5%, while four-bedroom homes saw a decline of over 4%. This contrast between two neighboring counties highlights how local market behavior can differ, even in the same region.
City-Level Market Trends
In Killeen, total home sales were down about 6%. Three-bedroom homes dropped just over 3%, and four-bedrooms fell slightly more than 2%. So both categories decreased, but three-bedrooms felt the impact a little more.
Harker Heights, however, saw the most dramatic changes this quarter. Overall sales were down nearly 17%, with three-bedroom homes dropping by a massive 42%. Four-bedroom homes were also down, though by a smaller 7%. If you’re selling in Harker Heights, especially a three-bedroom, it’s crucial to evaluate your pricing, presentation, and timing.
Nolanville had a stronger quarter, with overall home sales up over 4%. While three-bedroom homes declined by about 7%, four-bedroom homes surged, jumping by 14%. This suggests strong demand for larger properties in that area.
Finally, we have Temple, where total home sales dropped about 8%. Three-bedroom homes fell by 22%, while four-bedroom homes rose about 9%, continuing the trend where larger homes seem to be more desirable.
Conclusion
The first quarter of 2025 reflects a shifting market across Central Texas, with buyer preferences and local dynamics creating unique outcomes in each city. Larger homes are clearly seeing more movement, while three-bedroom homes in certain areas, like Harker Heights and Temple, are sitting longer.
The biggest takeaway? Real estate is very specific to each area. Even neighboring towns can experience completely different market behaviors.
